We absolutely loved working with Kim Van Horn. From the beginning, her attention to detail and her patience were readily apparent. She has amassed a wealth of knowledge regarding the housing market in North Carolina, and she took the time to share that information with us. She answered any questions that we had, whether they were simple and straightforward; or, if the inquiry required more investigation, she quickly and efficiently found us an answer. She prioritized constant communication with us, any hour of any day of the week.
Kim worked tirelessly for us. She patiently showed us over a dozen homes that met our preliminary criteria and helped us learn more about our desires and dealbreakers in a home. Among many excellent interactions we had with Kim in the search process, a few moments shine. We saw a gorgeous new build, but we had some concerns about proximity to train tracks. Kim went around and spoke to multiple potential new neighbors before uncovering that a new transit station would be going in less than 100 feet from the new home in the next few months. She saved us a significant amount of undue stress (today and in the future) through her diligent approach.
Kim has an incredibly knowledgeable and experienced team working alongside her. She worked tirelessly to us find the perfect home for us, and she ensured that no stone was left unturned during the purchase process. She noted concerns regarding the flooring, and found an industry professional who focuses on flooring inspections. He investigated the conditions and timing of hardwood installation, the source of the planks, and the origin of the wood itself. He determined that the hardwood was not installed by NWFA guidelines, and Kim’s consistent advocacy resulted us in receiving a ~$36,000 check for new hardwood floors at closing, through an installer of our choice. Similar strong advocacy ensured that an additional foundation pier was added to the home, after inspection by a foundation specialist. Kim handled all communication with the seller’s agent, builder, and construction manager. We were at ease knowing that she was strongly prioritizing our interests, without us having to make a call or write a single email.
Regarding closing, Kim’s lender team took us from contract to full mortgage approval in 11 days. The streamlined and efficient nature of this process allowed us to focus on the home’s inspection, our plans for moving, and took away any anxiety about the lending process. Once we were in contract, we never felt that we were in danger of our purchase process failing. We cannot thank Kim enough for leading us through this process. She found us our perfect home, and she ensured that it was constructed to a high standard. She fiercely advocated for us, and surrounded herself with experienced professionals that helped identify and mitigate any concerns that arose through the process. She energetically worked with us to fit our tight timeline for a purchase.
Yet, what most strongly stood out to us was Kim’s consistently positive and upbeat attitude through this process. She was warmly engaged with us, as a family, from the beginning. We were so happy to see homes with her. Through each showing, she would teach us about homebuilding and home maintenance. Her attitude and approach are truly fantastic, and Kim was an absolute pleasure to work with.
