What do our clients think about listing a home in the winter?

Why do most of our clients think putting a home on the market now is a good idea?

  1. Inventory is at the lowest it’s been all year!

  2. Because other sellers assume it’s a bad time it will keep inventory low, allowing the homes on the market to shine with less competition!

  3. There is a backlog of buyers who have not found their perfect home yet, who are prequalified and still need to buy.

  4. Less competition equals more showings, more offers, and higher price per square foot!

  5. Buyers are serious…anyone going to look at a house on Christmas Eve is a legit buyer!

It’s common in the real estate industry to be asked if the winter is a bad time to put a house on the market.  Yes, it can be a bad time to put a house on the market! If a home is not prepared or priced correctly, there is never a good time to put it on the market!

When we take our buyers out the very first question they ask us is “How long has this house been on the market?” Our savvy buyers can quickly point out the houses that they don’t want to see (Too much work! It’s too ugly! It’s overpriced!). They also are quick to point out that they think these same homes will become a “good deal” within four or five months when the seller has to drop their asking price and accept lower offers to get the home sold.

Our savvy buyers (seriously, they know what’s up) also know that in the fall and winter if a home comes on the market, that is priced right and looks good, it will be gone quick and they need to move fast.  The Triangle is seeing a record low days on market at a jaw dropping 37 days in Wake County and 46 days on market in Durham!
